SP: After sanction, street sale in the gardens should be done ‘automatically’, says Nunes

The mayor of Sao Paulo, Ricardo Nunes (MDB), said on Tuesday (12) that the sale of the public crossing in the vicinity of known São Paulo addresses, such as Alameda Lorena, Pamplona Street and Nove de Julho Avenue, should be completed shortly after the sanction of the bill.

As revealed the Estadãothe municipal management sent a proposal to the House to alienate the space. It is estimated that the transaction, in one of the most valued areas in the city, income $ 16.6 million.

“As soon as I vote, coming to me, I already sanction, and automatically the sale will be made, because all the properties are from the same owner, so it is possible to sell directly, it will not be necessary to make an auction. There is an assessment of the Municipal Attorney’s Office about the value of that viela, so it will be a very fast process, emphasizing that all the legendary properties belong to the same owner today,” mayor.

The sale was approved in the first vote on June 24 and is expected to go through a second vote soon, with no date set.

With the project transformed into law, the Travessa will no longer be classified as “common good use of the people” and will be the category of “dominial good”, which allows its future sale.

“Today, that dead end has no use. Once the sale is approved, it will be possible to undertake there,” said Nunes.

The proposal was sent to the councilors for the management of Ricardo Nunes after the Municipality’s Real Estate Commission (CMPT) approve the sale in March.

The alienation was discussed in municipal management after the opening of an administrative process in 2023, made by companies linked to Helbor. The developer plans to build a “very high standard” venture in that surroundings, considered one of the main ones of her “Land Bank”.

The future venture at the confluence of Lorena with Pamplona is highlighted as one of the main “Land Bank” of Helbor. In an internal meeting on the results of the first quarter of 2025, held in May, a general sales value (VGV) of nearly R $ 1 billion was presented, totaling R $ 994 million. In the presentation, it was also highlighted that part of the larger apartments will have “eternal view”, as they will be facing the listed area of the gardens, where only low properties are allowed.

In all, the venture must cover 5,300 m² of land. It is classified as “very high standard” by Helbor, which has other projects with a similar profile in the region.

The administrative proceeding for the sale of the Travessa was opened by the City Hall in 2023. Three months ago, in March, the Municipality Real Estate Commission (CMPT) positioned itself favorably, indicating that the area should be sold for R $ 16.6 million, which will be updated in the act of drawing the deed.

At the meeting, the Attorney General’s Office pointed out that, for the direct alienation of the Travessa, it is sufficient for the acquirer to own all the lots accessed by the alley. In this case, no bid would be required.
